REQUEST FOR FACILITIES CONDITION ASSESSMENT SERVICES

REGIONAL SCHOOL UNIT 67

RSU 67 is seeking proposals from professional architectural, engineering, or other qualified firms to conduct a comprehensive property condition assessment of each of the three schools in the RSU 67 district. The assessment will be used to better understand the facility's conditions and needs for future major capital school construction projects. The firm’s comprehensive study would include identifying the limitations of the existing schools, current conditions, and future needs to remain operational.

The three schools will be Mattanawcook Academy, Mattanawcook Jr. High School, and Ella P. Burr School, all in Lincoln, Maine.

The scope will include at a minimum:

-          Assessment of the engineering and architecture of each building reflecting current                               conditions.

-          Building exteriors, sidewalks, entrances, doors, signage, roofs, facia, window systems, etc.

-          Building structural components- Stairways, girders, supports, structural elements,                                 foundation, walls, beams, joists and columns.

-          Safety and security systems, fire protection systems, alarms, emergency                                                         communications,  outside access, and security cameras.

-          Electrical systems- components, transformers, switchgear, panels, circuits, future needs

-          Emergency power systems, generators, lighting, redundancy

-          Plumbing systems- potable water systems, hot water systems, sewer drains, stormwater, piping

-          HVAC- heating systems, boilers, fuel options, air conditioning, ventilation, controls,                                 efficiency

-          Elevators and lifts

-          Utility service connections- gas, water, sewer, electricity

-          ADA needs

-          Energy efficiencies

-          Sports fields, parking lots, outside facilities

-          Review buildings with Maintenance and facilities staff

-          Provide a final report on conditions by systems, including pictures, both in hard copy and                 electronic form.

An opportunity for a pre-bid walk-through of each of the schools will be available by appointment on February 1 at 9:00 AM.

Bids for service should be returned to RSU 67 by February 12, 2024, at noon via a sealed envelope.
